Sub: Pl. refer to your letter dt 05/01/11 in reply to  my letter dt 17/10/2010 regarding illegal connection in my building and in my premises given by Reliance energy ( the then BSES) .

 

Request : to take criminal action against Chairman and concerned officer of Relaince Energy and on Babhsingh Bhati for criminally colluding and giving illegal connection in my property

With regard to above I firmly state that there exists no Babu singh Bhati in my building.No Babusingh Bhati ever had any right to apply and take connection on his name in my property known as Saburi Building, Vakola Bridge, Santacruz east, Mumbai 400055

 

Pl. note that babu singh bhati stays in Dowri colony with all his family members.

 

But due to collusion between Kishan singh chohan (who illegally runs Ranjit Hotel without licenec and has habit of indulging in all sorts of activities like encroachment, theft of waer , electricity, nuisance,subletting, storing incriminating stocks  etc ) , Babu singh Bhati and Relinace energy to give residential connection to Ranjit Hotel with a view to cause harm / loss to me and as well as Reliance energy which is public limited co.

 

Shri Kishan singh chohan claim he weilds influence of very powerful UP leader from arae and that all dept are at his mercy.

 

I am furnsging your self two documents to prove that Babusing Bhati is using his address as Ranjit Hotel be it Ration office or RTO. With great efforts and time I have receivedthese information from these dept. In Ration office though Kishan Singh/ Bahti  thru his political weight  has been able to manage file missing . But I could get copy of register which shows address of Bhati as Ranjit Hotel. In RTO ofcourse he still shows his address as Ranjit Hotel. If his address is Ranjit Hotel then how Reliance energy gave them supply of power in residential mode and that too without any NOC fom landlords?

 

I would like your police dept to take serious view of these incidents as this is how by collusion property of others is gulped by vested interests where property owner is away in different town/ is busy due to many other reasons of life.

 

Sir, Imagin while your goodself is posted here in Mumabi and back at home  some one fraudelently makes documents, takes connections , enters name in election roll etc and attempts to gulp your hard earned property preserved for use in old age, use at the time of crisis then how would you feel??

I think use should also expose the political as well as Reliance energy, election dept and ration dept for calloously and with certain motive issuing documents/ connections etc..

 

Hope you will take the necessary steps and oblige.

BMC elections are coming. Politicalparties need money. BMC staff has assured 500 crores contribution to Political parties. In return they asked for this law so that they can arm twist and collect more bribes from Mumbaiites.

So govt has passed this law in hurry. While BMC does not fulfill any of theior basic duties but there is no law to punish the BMC officials but they keep making law against citizens and keep armtwisting them.  Alok Tholiya

State Assembly - Clears legislation despite opposition; yet to get council's nod

You may soon have to take responsibility for maintaining the exteriors of your building, such as fixing the ugly cracks and hanging wires or cables, or face penalty. The state urban development department's proposed legislation, which aims at beautifying the urban space, was approved despite opposition in the assembly on Thursday.

The legislation is yet to get a nod from the state council.

Presiding officer of the state assembly, Vasant Purke, got the bill cleared even as the Opposition was on its feet shouting slogans against the government's attitude towards the incident of police thrashing Maharashtra Navnirman Sena legislator Harshawardhan Jadhav in January.

The amendment to the Mumbai Municipal Corporation Act, 2010, pins responsibility of maintaining the building on its occupiers and owners. This means you have to avoid a state of disrepair in terms of cracks, stains, broken walls, hanging wires or cables and shabby enclosures.

The bill empowers the municipal commissioner to send notices to owners or occupiers for failing to maintain the building's exteriors and ask them to repair the same.

If the occupier fails to do the same within a month, the municipal commissioner can get the work done by the civic staff, and recover the repair charges from the residents.

In case, the occupier fails to pay up within a stipulated period, he or she could be charged a penal interest at 2%.

These charges can be added to property tax and recovered from the residents.

Bhaskar Jadhav, minister of state for urban development, said the legislation aimed at creating aesthetic harmony and improving the look of our city.

The amendment had failed to get approval in the last two sessions.

But the legislation could pose a problem in Mumbai where tenants continue to pay pittance as rent in thousands of dilapidated buildings.

Moreover, there is a constant strife over maintenance between tenants and landlords. So, residents are unlikely to willingly pay for such repairs.

Bharatiya Janata Party (BJP) legislator Devendra Phadnavis said: "The bill lacks clarity. When we have failed to provide basic amenities like sewerage, water supply to our citizens, we are not in a position to charge them not beautifying their premises."

He added that most European cities have similar aesthetic codes for buildings, but it was too premature for our city to try and imbibe this instead of focusing on overcoming infrastructure deficit.

BJP legislator Prakash Mehta said, "The BMC is not responsive towards basic duties like maintaining clean roads and this bill expects the staff to repair building compounds."

Must Read : One of the Best Mails I have Fwd till date.....


Same goes / is true at many other situations. Many of us will go and shout at temple management, charity places etc etc but have never done a smallest contribution specially in terms of Kar Seva. In sr citizens group which I run those who r most complaining r ones who have never ever given a dime or time. But there have been few other who do a lot but never say a word.
 
About Tholiya Bhavan:
Many come and tell me about building, how to manage etc etc but have never ever done themselves any thing like that.
Everyone expects big share of pie from a property / asset ( even more then their legal share) but never ever bothered to check ( appreciation and not superfluous is far fetched) what meant giving since 1991 ( when dadaji left) in to saving/ salvaging/ maintaining / keeping it encroachment free/ facing worst kind of tenants/ running to police/ fighting cases/ facing several authorities, paying thru borrowed money ( and have paid heavy interest on same) on personal account and spending on co owned property , replying to any number of notices from municipal corporation, without any failure paying municipal taxes twice a year, paying talati taxes every year, paying bill of water of tenets for decades as same was done by earlier landlord so it becomes part of package of rent, repairing fallen gate, fencing, plaster, pipe lines, cables, repairing broken sewage chambers, gutter pipe lines, collecting rent,handling bank account etc etc ..
The salary to this  part time work by Sandhya madam, her assistant , their travel to various depts. for property related issues, applying for up to date records from various depts., doing hundreds of time Xeroxing, filing, attending various officials, tenants, listening to all kind of abuses of Chadda and tantrums of purohit and I C Jain etc ..
Twice I have spent on flower bed on gutter / SWD (storm water drain) on 10 th rd only to see that stalls don't come there. Earlier fighting with many attempts are old stories. Now taking out permission from most corrupt BMC was itself a big task and expensive. Then arrange workers, store water which is scarce in our building as there is no underground storage tank, etc etc .. Now Continuously I have to arrange for watering, soil, cleaning ( as fool citizens dump their puja ke phool, waste, spit , plastic bottles in flower beds. If u plant good plants they will take it away, if u plant flower plant they will pluck flowers etc etc .. U keep managing and they keep destroying.
Next door Milap Bhavan had manipulated records to take away FSI of ours. They were to build one more floor. Being socially active I got a tip. Day and night I had to run to city survey records dept , arrange for resurvey, reamed/ restore  the plan which they had forged ( I still have copy of forged and fresh )and get the records set straight.
Last time when a thought had come to sell building I had seen scores of agents, builders, made several visits to them, spent money on Xerox which they wanted ( and for that u have to take out all latest certified copies from various depts. which costs in thousands ( Arun had done that once only from BMC and collected money back from me but does TB has funds??? ) so who paid ?? Did anyone tried to find.
Dhobi has made hundreds of attempt to make a pucca structure but I had to run here and there to stop it. Purohit is trying with the guns to be fired from Chadda's shoulder to build a car parking shade.
 
Many attempt of making use for commercial purpose (  like by Jitu Arora) , etc creating false records in election office, ration office etc etc had to be fought by me to see that our building is kept/ and records of building is kept clean from illegal claims.
Dhobi on purpose did not pay assessment  for long for his hut . BMC issued notice for auction. In auction one of his person would have taken same. BUC is so naïve they did not issue  any notice to landlords ( this is being hand in glove). But again due to some contacts and gods wish I came to know and had to wage war to stop auction . One day legally they would have lost but not before 20 years fight in High court costing lacs. And what BMC officials would have lost? Nothing. They would retire by then. But we would be stuck with fansi in our neck. (Correspondence to all this is there in our files).
 
All this I am writing as some one remarked recently that alok does nothing and sitting idle to coach xyz .
But it takes life out of you to manage a tenanted property with no support from anyone except me and my staff. All other want to enjoy just the fruits.
Many other episodes but as is rightly said "samajhdar ko isahara kafi hai"
Worst is a case of Saburi building and takes more time and energy but why I am not saying anything here about sad drama of Saburi is as it is mine so my funeral and in which no one else would have  interest to listen.

One young academically excellent person went to apply for a managerial position in a big company.

He passed the first interview, the director conducted the last interview, to make the final decision.

The director discovered from the resume that the youth's academic achievements were excellent all the way,from school until post graduation,he never had a year when he did not score.

The director asked, "Did you get any scholarships in school?" the youth answered "none".

The director asked, "Was it your father who paid for your school fees?"
The youth answered,"My father passed away when I was a year old,it was my mother who paid for my school fees.

The director asked, "Where did your mother work?" The youth answered, "My mother washes clothes - she is a clothes cleaner.

The director requested to see the youth's hands.The youth showed a pair of hands that were smooth and perfect.

The director asked, "Have you ever helped your mother wash the clothes?" The youth answered, "Never, my mother always wanted me to study and read more books. Furthermore, my mother can wash clothes faster than I can.

The director said, "I have a request. When you go back today, go and clean your mother's hands, and then see me tomorrow morning.*

The youth felt that his chance of landing the job was high. When he went home, he happily requested his mother to let him clean her hands. His mother felt strange, happy but with mixed feelings, she showed her hands to the son.

The youth cleaned his mother's hands slowly. His tears fell to the ground as he did that. It was the first time he noticed that his mother's hands were so rough and wrinkled, and there were so many bruises. Some bruises were so painful that his mother winced when they were cleaned with water.

This was the first time the youth realized that it was this pair of hands that washed the clothes everyday to enable him to pay the school fees. The bruises in the mother's hands were the price that the mother had to pay for his graduation, academic excellence and his future.

After finishing the cleaning of his mother's hands, the youth quietly washed all the remaining clothes for his mother.

That night, mother and son talked for a very long time.

Next morning, the youth went to the director's office.

The Director noticed the tears in the youth's eyes, asked: "Can you tell me what have you done and learned yesterday at home?"

The youth answered, "I cleaned my mother's hands, and also cleaned the remaining clothes'

The Director asked, "please tell me your feelings."

The youth said, Number 1, Without my mother, there would not be the successful me today.
Number 2, by working together and helping
my mother, only I now realize how difficult and tough it is to get something done. Number 3, I have come to appreciate the importance and value of family relationship.

The director said,"This is what I am looking for,to be my manager. I want to recruit a person who can appreciate the help of others, a person who knows the sufferings of others to get things done, and a person who would not put money as his only goal in life.You are hired.

Later on, this young person worked very hard, and received the respect of his subordinates.Every employee worked diligently and as a team. The company's performance improved tremendously.


Children, who have been protected and habitually given whatever they wanted, develop "entitlement mentality" and always put themselves first.They are ignorant of their parent's efforts. When they start working, they assume that every person must listen to them, and when they become a manager, they would never know or understand the sufferings or struggles of their employees and will always blame others for things gone wrong.

People, who may be good academically, may be successful for a while, but will not feel a sense of achievement. They will complain and grumble and always want or fight for more.

If we are such protective parents, are we really showing love or are we destroying our children instead?* Let your kids live in a big house, eat good meals,learn piano,watch a big screen TV. But when you are cutting grass, please let them experience it. After a meal, let them wash their plates and bowls together with their brothers and sisters. It is not because you do not have money to hire a maid, but it is because you want to love them in a right way.

To make our children successful, it is very important for children to learn to appreciate the efforts of others, experience hard work and difficulties and learn how to work with others to get things done.
